MAINTENANCE

Nope! You have the freedom to choose. Our professional and vetted maintenance team can handle work orders while you are at home or away. 

Yes, at Shiloh Commons, residents benefit from on-site maintenance and groundskeeping services, ensuring the property is always in tip-top condition. 

To request maintenance, residents at Shiloh Commons can conveniently place a work order either online through their resident portal or by directly calling the office, ensuring swift and efficient handling of any issues.

For after hours lock outs, you can call us at 406.861.2769 and we will respond accordingly. 

AMENITIES

At Shiloh Commons, we have a spacious open parking lot around the community and also the option to rent a designated parking space in our underground heated and secured parking garage. 

Shiloh Commons has a variety of businesses and resturants located at the bottom of our buildings such as Crumbl, Sophie's Kitchen, Frae Everyday Goods, and Limber Tree yoga studio. 

Yes! We love your furry friends and have no weight limit or breed restriction!

All apartments homes at Shiloh Commons are fully equipped with stainless steel appliances such as your fridge, stove and oven, microwave, dishwasher and also have a washer and dryer included!

Applications typically take 24-48 hours for approval but are dependent upon multiple factors such as background check, credit history, rental history, and income verification. 

Rent can be paid online through the resident portal or via check dropped off to the office during business hours. 

Yes, we have a minimum liability policy that is required, and offer options for renters through our resident portal. You can also secure your own renters and liability policy. 

Internet is included with your rent! The provider is Spectrum. 

Yes! We require a 60 day notice and a lease break fee at the time of notice. 

You can call Northwestern Energy to set up your electricity at 888.467.2669 or through their online portal. You can also call Montana Dakota to set up your gas at 800.638.3278 or through their online portal. 

Water, sewer, trash and internet are all included with your rent! 

LOCATION

Yes. Shiloh is conveniently located near the route of 3 bus routes, providing easy access to different areas in Billings via public transportation. 

We are in the Billings School District #2. 

If you are traveling from I-90 E, take exit 443 onto Zoo Drive.
Turn left onto MT-302.
Continue straight on MT-302.
At each turn circle, take the 2nd exit and stay on MT-302.
At the traffic circle at Shiloh RD and Central Ave, take the 2nd exit to continue onto Shiloh Rd.
Your destination will be on your right.
Turn right into the parking lot near Sophie's Kitchen.
Continue straight at the T-intersection.
Turn right and then take an immediate right to turn into the parking lot of the Leasing Office.
The location is between Copper Onion and Frae Everyday Goods.

We recommend navigating to our website, selecting floor plans, choosing your desired apartment,  it will then have you create an account (remember these log in credentials) It will prompt you to sign our rental policy.  Then you may proceed to the application form

If you are not ready to apply, you may join our waitlist for the floor plan you would like. We would be happy to follow up with you regarding our availability once your move-in date approaches.

Nope! We would love to welcome you to tour our beautiful community any day of the week from Monday-Saturday. 

We highly encourage to book a tour with us to ensure you have the designated time with our staff, but you are welcome to walk in during our business hours for a tour! 

Our best rental rates are typically at our 12 or 13 month lease! Rates and availbility change every day, so you can see current up to date pricing on our website under our "Floorplans" tab. We do not offer discounts for rent being paid in advance at this time.

Our initial process involves our maintenance team conducting a comprehensive service on all appliances, fixtures, and HVAC systems within the apartment. Following this, they perform a full painting of the apartment and address any necessary wall repairs. Subsequently, our vendor assesses the carpet, determining whether cleaning or replacement is required. Once the assessment is complete, the necessary services are carried out. Finally, our professional cleaners ensure the apartment is thoroughly cleaned.

We strive to keep our apartment homes in great condition. Our community was built in 2019. Our apartments offer stainless steel appliances, vinyl flooring and high-quality cabinetry

We offer free, first-come-first-serve parking throughout the community. We also offer garage spaces located in our heated-underground garages for a monthly fee. 

Every apartment is fully equipped with a washer/dryer. 

Our community is currently the only one of its kind that offers commercial space below each apartment building. Giving you ample shopping from your front door. We are also conveniently located near Shiloh Crossing which is a shopping center, as well as the Rimrock Plaza and Mall which is under 2 miles from our apartment community. 

You are able to hang any pictures up, mount your TV, and decorate your home however you choose! We do ask for you to fill in the holes with spackle upon move out, and paint over the holes to ensure no fees are charged upon move out. 

You can conveniently submit a maintenance request in your resident portal. For general maintenance requests, maintenance completes these work orders within 48 hours. We have a dedicated phone number for emergency maintenance requests. 

Residents are responsible for their electricity use, which is billed through Northwestern Energy. As well as gas, which is billed through Montana Dakota Utilities.  We have free, first-come-first serve parking throughout the community. However, you are welcome to add on a garage space that is located in our underground-heated garage for a monthly fee. We also require all residents to have renter's insurance. You are welcome to enroll in our master plan, or get a third-party insurance policy through whomever you choose. 

You are able to have guests visit you at any time, and guests stay overnight up to 7 nights in a month. We do not allow apartment homes to be listed on Airbnb or any other nightly rental platform. 

We do not have any breed restrictions, with a 3-pet maximum. There is a refundable pet deposit of $500 and $400 for each additional pet. In addition, there is a monthly pet rent, $50/month per pet.  Service and companion animals are not subject to any additional cost or breed restrictions. 

Our quiet hours are from 10pm-7am daily. We do not have any fees associated to communal spaces. 

All residents/lease holders are equally responsible for monthly rent payments. 

Yes, water, sewer, trash and internet are included in the base rental amount. 

We highly encourage residents to enter in their maintenance requests as soon as possible in their resident portal, so our maintenance staff can promptly address the issue. If you have a maintenance emergency, we have a dedicated phone number for these situations to ensure immediate attention. 

At the time of your move-in, you will be required to pay the pro-rated rental amount, based on your move-in date. As well as a security deposit based on your screening results. And any applicable pet fees and added-on rentable items (i.e, garage or storage unit)

FOR CURRENT RESIDENTS

You can get to your resident portal by visiting www.shilohcommonsmt.com under the menu tab for "Residents" in the top right corner. In your resident portal, you are able to pay your rent, make mainteance requests and talk to our staff as well! 

No, we do not allow for subletting. However, you can have someone take over your lease agreement if applicable.
